Lots going on around Charleston as usual. Below is what has caught my eye this past week and the stories I’ve been following. If you’re looking for more frequent updates on area developments, be sure to follow me over on Instagram.

This is the most important building in Charleston in a century

Let me introduce you to 635 King St, or Courier Square Phase 2, Building 1…probably the most exciting building coming to the Charleston peninsula.  This 8 story apartment complex is a “Texas Donut” with the parking garage at the center.  A building of this scale would be hard to blend into the surrounding landscape right?  Wrong.  Let me explain.

The architecture firm tasked with the design is Sottile & Sottile out of Savannah and they understood the assignment.   They came up with a 5 point “manifesto” for what the design of the building needed to achieve:

  • The Solution Must be Humane

  • The Solution Must be of Charleston

  • The Solution Must Relate Well to all Frontages

  • The Solution Must Beautify the Skyline

  • The Solution Must Reward the Street Experience

When presenting the concept to the Board of Architectural Review (BAR) in 2022, it was met with unanimous support.  Fast forward a year and they’re back for preliminary review.  This was met with a resounding “is this even possible”?  The design is so ambitious for a project of this scale, but Sottile & Sottile and Greystar, the developer, are up for the challenge.  

Enter the ACBA, the American College of the Building Arts.  Greystar and Sottile & Sottile have tapped them to help make this vision a reality.  The faculty and students are crafting wrought iron lanterns, gates, stone columns, sculpted terra cotta panels, hand-carved keystones, and more.
