Dockside Condo & Townhome Owners Vote to Sell

On August 14th, the owners of Dockside took a vote on whether they wanted to levy an assessment for the $151 million in repairs or put the property up for sale.

The vote was conducted with no discussion or debate allowed, with only one owner voting to make the repairs.

  • IF they had voted to make the repairs, the average assessment per unit would be around $1 million

A statement was released from the homeowners’ association:

The Dockside Board is now working closely with legal and real estate professionals to move forward with a sale of the property, our main priority is securing the highest possible sales price of the property for our owners.

CBRE, a commercial real estate firm, has been hired by the board to handle the listing and sale of the property, but no price has been announced yet.

Since the February 27th order to evacuate was given, 8 of the units have sold, most likely to investors betting on a return after the sale.

  • 3 of the sales sold for around 25% of their original asking price.

We here at the ChuckTown Report feel terrible for all of the owners having to go through this and hope for a quick, high-priced sale so they can put this behind them. I can’t imagine how long these past 6 months have been for them.

Downtown Dock Application Withdrawn

Last week I wrote about a private dock application that was submitted to the Department of Environmental Services for where Lockwood meets Broad St. When word got out, it had many locals up in arms.

Apparently, the SCDES does not hold public input meetings unless there are enough requests, something I learned through all of this.

  • The Historic Charleston Foundation & The Charleston Preservation Society began a campaign to get people to request a public meeting.

  • Instagram posts were made starting on Wednesday with comments due by Friday…less than 3 days to get this done.

  • According to the HCF, over 1000 comments were made by the end of the day on Friday.

On Monday, after meeting with Mayor Cogswell and Councilman Seekings, The Beach Company pulled its application for the dock.

"This morning, Councilmember Seekings and I met with representatives from The Beach Company to discuss their proposed dock project. I appreciate their willingness to take community concerns to heart and withdraw the permit application. This decision reflects our shared responsibility to protect Charleston's historic waterfront and ensure public access for generations to come."

40,000 Followers! 🤯 How I Got Here

This week, I officially hit 40,000 followers on Instagram. Wow! I was recently asked why I do this reporting daily, and I realized it’s not something I’ve ever shared. So with 100% transparency, here it is. In Sept. 2024, I was looking for a new and innovative way to market my real estate business. Clients always ask me what’s new and coming near where they’re buying or living, so I thought, why not share what I was researching? And people loved it…a lot. So I kept posting. And the response was overwhelmingly positive. What started as a little idea for marketing to see what would happen quickly grew into something I never could have imagined. It has become my entire personality. I love every second of it. I’ve met so many amazing people, been invited into some amazing rooms (that I probably don’t belong in, but don’t tell anybody), and even get recognized around town (which is fun because it usually embarrasses my wife, so please stop and say hello!). It’s been an incredible journey so far, and I’m just getting started. Did I ever think I would change the way people learn about what’s going on in Charleston? Never in a million years. But here we are, and I owe it all to my viewers who’ve watched, liked, commented, and even sent simple DMs to thank me. It all means so much. I can’t wait to see what is on the horizon.
