Eleven Madison Park Chef Daniel Humm’s Charleston Place Pop-Up

  • New York’s three-Michelin-star chef, Daniel Humm of Eleven Madison Park, is bringing his team to Charleston.

  • The group will launch a year-long residency in the former Charleston Grill space at The Charleston Place.

  • The pop-up, called “Chef Daniel Humm x The Charleston Place, Presented by Resy,” opens Friday, October 3.

What to Expect

  • The menu will lean plant-forward and climate-conscious, but will have meat options, don’t worry.

  • Lowcountry ingredients and traditions will take center stage.

  • Humm recently announced that EMP would again serve both meat and meat-free menus.

  • The Charleston version is expected to feature seafood alongside vegetables.

Humm’s Vision

  • “This project represents more than a collaboration,” Humm said.

  • “It’s about bringing people together through food and Charleston’s deep connection to land and sea.”

  • He plans to spend time here, connect with the community, and learn from local farms and fisheries.

Impact on Charleston

  • Beemok Hospitality Collection (BHC), which owns The Charleston Place, is partnering on the project.

  • They’ll also launch an apprenticeship program, sending Charleston chefs to train at Eleven Madison Park.

  • This move follows their earlier splash with chef Michael Mina at Sorelle.

  • It signals BHC’s push to position Charleston as a luxury culinary destination.

Other Details

  • The residency runs for 12 months.

  • Dinner service will be offered Wednesday–Sunday, from 5–10 p.m.

  • Reservations are available on Resy.

  • Prices start at $135 per person for the tasting menu.

Here’s What I’m Watching Right Now

Interest rates may have dropped to their lowest point of the year, but there’s more to that story that you need to know.

Every quarter-point shift in rates = about $17/month per $100K borrowed. Doesn’t matter if you’re buying a $250K starter or a $1M home — that math scales.

That’s why all eyes are on the Fed’s September 17th announcement. If you’re hoping to make a move before the year’s out, here are 3 things I’d keep an eye on:

  • Rate spread: Watch the gap between mortgage rates and the 10-year Treasury. If it starts narrowing week-over-week, ask your lender if it’s a good time to lock.

  • Inventory: Listings are up 26.1% compared to last year. Widen your search just one neighborhood or price band, and you’ll start spotting deals others miss.

  • Price cuts: About 1 in 5 homes has a reduction right now. Anything sitting on the market for 30+ days? That’s your chance to negotiate or ask for concessions…which can be used to buy down your rate even more and save even more!

Even if you’re not planning to make a move this fall, these are the trends shaping the market as we head toward 2026.
