Magnolia Landing Begins and Dockside Evacuates

The Dockside Condos, located at 330 Concord St near the Aquarium, were ordered to evacuate by Friday at 5:00pm by the City of Charleston. The order came on Wednesday around 4:00pm leaving them just over 48 hours to vacate. No specific details were given yet. Here is what we know.

From an email sent to the owners and residents:

  • This is not a “move out” and no furniture should be removed. The elevator capacity can’t handle that nor can the building right now.

  • No Large Trucks are permitted on the property.

  • There is no timeline for return.

The letter from the engineering firm stated that the “structure is significantly ‘overstressed’” and that it “has insufficient capacity to continue to be safely occupied until substantial structural strengthening is implemented” and it is impossible to evaluate structural failure risk while the building is occupied.

After the initial evacuation notice of the condos, the townhomes next door were also issued evacuation notices for safety.

This week, after 20+ years, Magnolia Landing finally broke ground. This project, previously known as just Magnolia, is a 194 acre, $2 billion mixed-use project in the neck of the peninsula along the Ashley River.

The groundbreaking was for the horizontal infrastructure which will open up 65070% of the site with roads, sidewalks and parks. The rest of Phase One is set to include:

  • 600 multi-family units

  • 85 luxury units on the point

  • 325 market-rate units off the point

  • 158 luxury townhomes

  • 100,000 sqft office building

Phase one is valued between $800 million and $1 billion.

As for the entire project, here’s what to expect:

  • 192 total acres

  • 5.9 million planned total development square footage

  • 25 acres of public parks & green space

  • Up to 4,000 planned residential units

  • Up to 1M square footage of office space

  • Up to 200,000 planned reatial square footage

  • Up to 1080 hotel rooms
